Document checklist

Here’s a list of the documents you need to apply for a mortgage.


All applicants will need:

  • A current valid passport or driving licence as proof of identification
  • A recent utility bill (dated within the last 6 months) as proof of address. We do not accept mobile phone bills
  • Your last 6 months personal current account statements (if account is not with Bank of Ireland)
  • 6 months savings account statements
  • Statements showing your last 12 repayments for any existing mortgage held with another financial institution
  • Statements for recent loans that have closed within the last 6 months (if not with Bank of Ireland)
  • Proof of your Personal Public Service Number (PPSN)


You may also need:

If you’re a PAYE employee:

  • Your payslips for the last two months
  • A salary certificate completed by your employer (we’ll give you this form)
  • Confirmation of tax affairs (if you have any non-PAYE income)

If you’re self-employed:

  • Your most recent 2 years’ certified/audited accounts
  • 12 months business bank account statements
  • Confirmation of tax affairs
  • Other documents may be required if your business is not established for a full 2 years or if you’re a sole trader or self-assessed

If you’re a self-builder:

  • A fixed contract quotation or detailed costings for each element of the build
  • Proof of full planning permission
  • An initial valuation report completed by a member of our valuers panel
  • An Architect’s/Engineer’s/Building Surveyor’s initial report completed by your assigned qualified professional (we’ll give you this form)
  • A provisional Building Energy Rating (BER) certificate. A registered BER assessor in your area can do this. The Sustainable Energy Authority of Ireland (SEAI) has a national register of BER assessors

Additional documents all applicants can be asked for:

  • A gift letter signed by the gifter to show that a gift does not need to be repaid (we’ll give you this form)
  • Up to 3 years’ Employee Detail Summary from Revenue.ie if you’re relying on variable income (annual bonus, commission or over-time) to support your mortgage application
  • Your source of funds – this could include Government’s Help to Buy Scheme for first-time buyers, evidence of inheritance or other source of funds that will contribute to the mortgage deposit
  • A separation/divorce agreement
  • Confirmation of rental income
  • IRP card/Visa confirmation
  • Foreign Credit Bureau check (if you have been living outside the Republic of Ireland for a number of years)
